The popularity of small apartments continues to grow. Their floor area is small, so one might conclude that the cost of upkeep is equally low. It turns out, however, that it can be quite the opposite!
Small properties are usually sought by investors who, for relatively little money, can buy an apartment that will earn a lot - the smaller the property, the higher the amount for which its square meter can be rented.
An advertisement from Warsaw can serve as an example. 8.5 m2 costs PLN 750 per month + PLN 50 in administrative fees, which comes to PLN 94 per meter, while the average price per meter in the capital is half that. Even so, it still works out a bit less than renting one room in a 3-room apartment.
Renting small properties is also popular abroad. An even more surprising example of this type of offer is one from London, where the owner wanted GBP 895 for renting just under 6.7 m2, and that was per week! Monthly, that comes to PLN 2,800 per meter.
Similarly widely discussed was the example of a 5-square-meter apartment rented for EUR 350 per month in Paris. The reason this property was created in the building's attic was that the Paris market lacks apartments with rents suitable for the city's lower-earning residents.
In Hong Kong, small apartments are already a necessity, not an exception to the norm. Because of the huge number of residents, space in Hong Kong is limited. A square meter of property in the center costs more than PLN 100,000, and outside the center about PLN 70,000. It is therefore easy to find so-called nano-apartments there, which are sometimes devoid of a kitchen.
In the USA, meanwhile, there are quite a few companies that build and sell or rent small apartments and houses. Their offer also includes mobile homes with areas from 10.9 to 16 m2, equipped with mezzanines, bedrooms, living space, a kitchen, a bathroom with a shower, and even a small porch.
